The High Tech Campus Eindhoven (HTCE), the smartest square km in the world, is an ecosystem of over +300 high tech companies on c. 287,000 sqm laboratory, clean room, high quality office and hospitality space. The Campus has additional land for the development of +100,000 sqm and building permit application for additional buildings are in preparation.
The Campus is owned by funds and advised by Oaktree Capital Management who is driving growth. The asset is held for the long term. The Brainport region is growing and very dynamic and HTCE has substantial further development potential. 

HTCE is looking for a Senior Head of Strategic Asset Management who works in partnership with the CEO and CFO on the execution and refinement of the strategic value creation plan which comprises existing and future assets. As Senior Head of Asset Management you also work closely with the letting and technical departments at the Campus. In this role, your primary focus will on capturing the value creation potential of each of the 55+ buildings and the remaining 100,000 sqm development potential. This will entail decisions about the refurbishment of buildings, the commercial repositioning of buildings (including demolition alternatives) replacement building, letting strategies, bespoke negotiation strategies, multi-tenant strategy, price point strategies and zoning plan initiatives.. You will become responsible for implementing the plan together with our strong CEO and CFO and our successful in-house technical and letting team. HTCE is an unique ecosystem of high tech companies, with great variety of focus areas. Located on the HTCE are established global brands, leading research institutes, fast growing enterprises, high-tech startups and service companies. As Senior Head of Strategic Asset Management you will also have to familiarize yourself with the various requirements of such tenants to better calibrate the specific layout, composition and configuration of the buildings. This includes choices about laboratory fit outs, office quality and tenant type driven product strategy. You will also familiarize yourself with the specifics of our research intense tenants and potential prospects for the development of the upgraded leasing and Campus asset management strategy.

The main objective for the Senior Head of Strategic Asset Management is to lead the second phase of value creation of HTCE. Other tasks are: 

• Bridging the gap between staff responsible for leasing and the technical possibilities (and staff).
• Upgrade the campus based on an asset-by-asset strategy; refining, update and remodel the different types of real estate on the campus.
• Development of new buildings as part of the 100,000 sqm landbank.
• Matching current demand and future demands. 
• Business development, create net suspects/prospects. 
• Listen to (future) demand/requirements of tenants as well as potential tenants. 
• Strengthen en increase the unique ecosystem of HTCE.

Functie-eisen:

We are looking for a Senior Head of Strategic Asset Management with the following background and experience: 

• A professionally trained and highly experienced asset manager with +[10-15] years of experience
• Familiar with portfolio asset management of €200 million+ 
• Strong focus on creating value and ability to judge relevant value drivers; focus on GAV, NAV and NOI growth
• Ability to drive recurring appraisal discussions with appraisers and develop strategy for long term value creation program
• Ability to lead change and transition; evidence to able to get things done
• Managed large-scale real estate portfolios/ assets before, including shaping of the asset management strategy
• Experience with private equity shareholders / institutional investors would be a plus
• International experience and understands the Anglo-Saxon way of working
• Strong oral and written communication abilities (both in Dutch and English) as well as excellent analytical skills, excel, etc.
